First Time Home Buyer Information
The professionals you will be working with:
1. Real Estate Agent - A good agent will help you understand the process and help you find your dream home. They should be able to help you with your offer price and negotiate on your behalf. They will help guide you through the entire process
2. Lender - Unless you are paying cash, a good lender is needed to help you get financing
3. Attorney - In North Carolina most Real Estate Transactions are settled and recorded by a Real Estate Attorney
4. Home Inspector - A home inspector will make sure that the home is sound and that no visible or hidden defects exist
5. Pest Inspector - A pest inspector will make sure no wood destroying insects are present in the home
6. Appraiser - An appraiser will make sure the homes value is in line with your offer based on recent sales.
7. Surveyor - A surveyor can stake out where your property is located and let you know if there are any easements
The Process:
1. Get Pre-Approved with a lender
2. Work with a Realtor to find your dream home
3. Realtor fills out an offer to purchase on your dream home
4. Offer is hopefully accepted by the seller
5. You begin your "due diligence period" (inspection and review period to make sure the home has no major issues)
6. Lender orders Appraisal
7. Attorney prepares for closing and make sure home has clean title
8. Repairs are requested if any issues are found by inspector
9. Settlement/Closing Date Arrives - You are about to own your first home!
